Drawing Prices and Phases

Hard Costs vs. Softs Costs

Hard Costs are direct construction expenses - typically when a client has a budget number in mind they are only considering the direct costs associated with the building which includes material and labor.

Soft Costs are indirect construction expenses - these might include architectural and engineering (A&E) fees, jurisdictional review fees, utility metering fees, or any other type of fee related to the planning, review or impact of a building on municipal infrastructure. To estimate the total soft costs for a project, add an additional 10%-20% of the construction cost to the hard cost number. The soft costs + hard costs = total project cost.

Drawing prices are based on construction value. For conventional construction $200/$250/SF is an accurate range for pricing. For small builds, there is typically a premium paid for construction under 1,000 SF, the price per SF is closer to $350/$400. For specialty construction, like masonry or natural builds - $350/$400/SF is an accurate range for pricing. Architectural drawings are estimated at 6% of the construction value, however this does not include any additional jurisdictional fees, permit fees or any other typical soft costs for a project. Use the formula above to estimate the total potential amount of soft costs.

The 6% estimated fee allows enough room for additional soft costs that will be incurred and would be inclusive of a fully designed and executed project from site design (1.5%), to conceptual design (1.5%) construction documentation (1.5%) and construction administration (1.5%). Here is an example of what the full architectural scope could look like for conventional construction:

400 SF new construction build = 400(400/SF) = $160,000 hard costs

total soft costs = $16,000-$32,000

total architectural fee = (6%) $160,000 = $9,600

Construction Documents

We provide full service 3D BIM architectural construction documents for permitting. Drawing deliverables include site plans, floor plans, elevations, sections, interior elevations, details, and coordination of structural, mechanical, plumbing and electrical.

Construction Administration

We can provide quality control during construction and review a project while it is being built. Architectural services could include, review of building product submittals/specifications, field review of construction, resolution of drawing conflicts with field conditions, meeting notes and follow-ups and any other coordination items that come up while a project is being built.

Site Design & Development Studies

We provide site design and master planning site development services to help plan and visualize your project. This could include zoning analysis to analyze maximum capacity for the site or analyze project phasing over time for cost effectiveness. Other design deliverables could include planning for site drainage, grading, site resilient landscaping, indoor/outdoor living or any other type of design service related to the site. Drawing deliverables include a site plan and 3D massing studies.

Design Drawings

We provide 3D BIM conceptual floor plans for space planning and white mode renderings for the schematic design phase of the drawings. Drawing deliverables include floor plans, and white mode 3D perspective views.
